For example: FHA doesn&#039;t require you to show the rental income on your tax returns in order to count it as income to offset the existing mortgage payment if you relocated for your employer or to find work or if you have at least 25% equity in the home you&#039;re converting to a rental.  A conventional loan requirements state you have to have 30% equity in the home you vacated, a lease agreement and the receipt of a security deposit from the tenant and deposit into your account.  The guidelines in both examples DO NOT require a specific amount of time for reporting the rental income on your tax returns before it can be counted as income. You&#039;re either dealing with people that don&#039;t know their guidelines or the have &quot;overlays&quot; that are more restrictive. My husband has received a job offer in another state (800 miles away from our home) and we will be unable to sell our home for what we owe. If we short-sale our current property, would we be able to purchase another home immediately? We have a family and want to be able to give our children a long term place to live. We can&#039;t rent our old property out until we would find a buyer that would pay what we owe or until the housing market recovers as our mortgage payment is very high and we wouldn&#039;t be able to afford two house payments/charge what we pay for the property per month in rent. We are at a dead end and unsure what to do. We would appreciate your input.</description>
